Well, I'm going to question all those saying yes, and because you're on an internet post seeking help tells me you've tried already without success... i have done nearly 70 harp loans out of 100 applicants, and I can tell you that if you had a BK in 09, more than likely the automated approval system, DU/LP, will not approve you.. Per the guidelines you might qualify, but you have to have an automated approval, and depending on your loan to value, credit score, income and ratios,...will all have different impacts to the approval system.. if you have good assets, low Loan to Value, and low ratios, and high credit scores, then you might be ok, but it's not a guarantee, since DU/LP doesn't like major derogatory credit. With HARP loans you are under the same guidelines that you would have with a conventional loan product. The only thing different is the loan to value on the home has more relaxed policies that will allow you to exceed standard loan to value guidelines. You will still have to credit qualify along with debt to income ratios, etc. The guideline after a BK is 3 years - so you will probably have to wait. You should use that time to get your credit over 700. Your best bet is to contact a mortgage professional in your area (even if you think it will be 3 years before you can do anything). A mortgage professional will give you good advice and help you put together a plan.
