Just about any lender who sells to Freddie Mac can do HomeSteps homes, however there is no HomeSteps financing available in PA. Under the program rules, only properties in Florida, Georgia, Illinois and Texas, qualify for HomeSteps finanicng.. you can also look for HomePath homes, which are the Fannie Mae REO properties.. The HomePath financing is available in all 50 states. Both programs only apply to their REO properties.. not just any property, but their own REO's.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Good Evening. A great point was made by William as there are limited States that have this product available. Here is a link to find out more from the HomeSteps Website: http://www.homesteps.com/homesteps/financing/index.html. Our Company offers programs that can finance a borrower with as little as 3% Down, with an Option for either Borrower Paid or Lender Paid Mortgage Insurance. When comparing this to FHA, this is a very good alternative to consider. If you would like to discuss options offline, I'd be happy to help. We are able to finance properties as a Direct Lender and Servicer in all 50 States, so please contact me to discuss more when you're ready! Enjoy the night!

Try one of the Local lenders you can find at: http://www.nmlsconsumeraccess.org/Home.aspx/SubSearch?searchText=Langhorne%2C+Pennsylvania&x=61&y=17 -- and make sure to check that it is regulated by PA. I believe you will find several companies there who would most likely be able to assist you.

Check the Freddie Mac Website for updated Home Steps Lenders and currently the only ones approved are NationStar and Regions banks and only in the those 4 states listed above. A home may be listed as a home step home iin PA, or any state, but loans can only be done in those 4 states.
