Any ideas of where I can refi my loan?

Have a Seterus Loan - Fannie Mae - tried to find a bank to do the Harp 2 refinance as we are so far underwater. Have great credit rating, never missed a payment and need to refi so we can retire. Quicken said they need a 125 loan to value. Wells Fargo and BOA will only refi their own customers. Any ideas where to go?

Yep! Contact a local Mortgage Banker /Broker. DON'T use one of the big banks, DON'T use one of the big national Mortgage houses, like the one you mentioned and DON'T use the people you are currently making payments to. We have heard that the big banks are already advising their customers that it could be a 4-6 month lead time before they will be able to close escrow, which is why they are limiting loans to their current customers only. You shouldn't have to wait. The local or regional Mortgage Banker/Broker is better equipped to handle the volume. We tend to be much more nimble in adding or moving personnel to accommodate a spike in volume. The big guys don't want to hire more people, so instead you wait and wait and wait. Another benefit is that your local Mortgage Banker has access to all the lending sources, allowing for an easier fit into the lender or program that makes the most sense. Don't allow Seterus recommend any company to you especially Quicken. The refi program is a trick. You would be on the line another 30 years and closing cost. You would pay more during the life of the loan in the long run. The houses are already underwater and you would be on the hook longer. Real estate is not an investment. If you don't believe it ask the millions that thought their "investment" was safe All the money we paid in interest the companies could reduce the balance owed by 50% in order to be fair. For example I refied 10 years ago at 5%. I have paid 120,000.00 in interest since then. The house across the street similar to mine sold for 119,000.00. I owe more than than on my loan. In my next life time I'll rent
