Flipper if over equity you can do a streamline without appraisal. Please feel free to call me at 513-229-9661. Ask for our fha and conventional specialist Rick. We are located in Mason OH and very familiar with this program and your area. You might be able to do a conventional loan as well. Thanks.

FHA has a built in feature called the "Streamline Refinance" which enables you to refinance your existing balance without the necessity of an appraisal. This refinance is also a limited documentation loan as well, so you typically don't need to provide tax returns or w2's etc.. Additionally, if your loan was initiated prior to June 2009, then FHA allows for a reduced MI rate and reduced upfront premium. Try reaching out to a local mortgage broker and let him put together a written quote for your review.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. With an FHA loan you can do an FHA Streamline refinance. Talk with a local loan officer and have them present you all of your options. Best wishes, Sean
