Necessary repairs are considered repairs necessary to keep up the property.. landscaping, snow removal, pool service.. etc.. replacing an AC/Heating unit would be subjective and might not be considered "necessary".. An operational heating unit is considered a "requirement for habitation" for purposes of loan approval, in all areas, with the possible exception of Southern Florida. Sorry, I missed the earlier post, so I can not comment on reimbursement.
