Advice 1st Time Homebuyers

Any help or advice would be great.My husband and I are looking to start mortgage shopping, but are hesitant because we have run into issues previously on other loans because we have a limited credit history. Absolutely NOTHING bad on our credit; no late payments, etc. We have successfully paid of a 10,000 car loan in 1 1/2 yr. Our only debt is $300 monthly at this point. I am a teacher and he is a full time student/lifeguard so we don't have a really high income, but live comfortably. We currently pay $400 for rent and moving closer to my work will bump that into the $600-750 range. I am having a hard time justifying paying that much in rent!So are there any red flags that we should be aware of that might make a mortgage company/ bank hesitant to give us a loan (FHA backed or conventional). We by no means are looking for anything fancy and would like to stay well under $80,000. We have 6-8,000 for a down payment as well. Thank you! by junebu_391 from Santa Barbara, California. Congratulations on your decision to pay for your own mortgage instead of your landlords. I would not expect any huge problems. The loan process is not easy for most people these days. Collect your rent payment documentation such as cancelled checks (front and back) images used to pay the monthly rent. You might also ask the utility company to provide you with a "Good standing" account letter. If necessary, be prepared to show alternative forms of credit such as cable, telephone and water bills. With these and what you currently have in place, you should be well on your way into that new home. Good job being budget conscience and choosing to stay within your means. People are always apprehensive about applying for a mortgage and there is no reason to be. While it's understandable to want feedback on your situation, you must realize that mortgage approval is complex and depends on many factors. The only way you will know for sure is to just apply. We are a high volume FHA/HUD approved direct lender and bank with flexibility on our own in house FHA underwriting. We will get a rental history form out to your landlord and all should be fine. You should complete my online application and fax over 1 month's pay stubs, w2/s 2009/2010, and bank statements to show the down payment. I can pre-approve and send a pre-approval notice to your realtor.
