More info need.. If you currently have an FHA loan, then there might be a possibility of finding a lender who does streamline refi's without an appraisal.. I have 2, but I only do loans in AZ, so I couldn't help you.. But i'm sure someone in CA does do them.. If your loan is no FHA, then your score is outside the minimums for every other lending program.. you would need to work on improving your credit score in order to qualify.. understand that it takes more than a credit score to qualify.. so even if you raise your score, you still might be denied if you have specific derogatory events that have mandatory waiting periods.. the only way to know for sure would be to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. We have a program that we use in these situations called the credit wizard. Often when people are trying to increase their credit scores they end up spending more money than they need to and potentially lowering the credit score by paying off certain debts that are not required to be paid off. credit score.
