depending on many things....are you a veteran? if yes, probably zeroFHA usually 3.5% USDA 0% usually what is your credit score?

Conventional does allow 5% down. FHA 3.5% and for a Veteran it can be zero.Some items to keep in mind some lenders exclude single wide MFG homes. Homes must be permanently attached to the foundation and classified as real estate. Pre 1976 is typically not eligible. Hope this helps.

More info needed, but in general, If you are a US veteran, and have VA eligibility, then you can do 100% finanicng.. if the home is in a designated USDA area, then you can use USDA (subject to area loan limits), and do 100% financing.. if you are looking at using FHA, you can do 3.5% down (subject to FHA loan limits).. and if you are looking at conventional financing, and are a first time home buyer, then you can do 3% down.. But without knowing all the details of your scenario, it's impossible to advise you.. so the best advice I can give you would be to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
