You can SELECT any interest rate and closing cost combination you want. If you want a no closing cost loan, we can do that - but your rte is higher. If you want a more balanced rate and closing costs option, we can do that too. if you want a lower interest rate, you can have that too by paying discount points. Whatever you want them to be, points affect the rate on the loan. Depending on your situation a loan with 0 points (or even -1 point) might be preferable to a lower rate with 0.5 or 1 point. Pick a few lenders, tell each of them your qualifications (credit score, income, assets, etc), the type of property you are buying, the amount of your downpayment, when you are closing, whether or not you are eligible for a VA loan, and how much cash you have to work with toward closing costs and prepaids (or total available including your downpayment) and ask what they recommend for a loan option(s).
