What is the proper way to go about changing lenders if you are in escrow? I do not agree with some of the business practices the lender has been using and I am less than 30 days from closing. Any feedback is greatly appreciated. by kimvette473 from North Liberty, Iowa. Dec 5th 2018
You can change lenders. Many lenders can't close that quick but we can. Let me know if you need any help. dennis@mortgageloansofamerica.comDennis W ClarkNMLS#13970Thompson Kane Mortgage
It's against the law for a lender to require you to close with them. Would you like me to connect you with our Branch Manager in Des Moines?
1) make sure new lender can close in ample time 2)contact current lender to cancel transaction ...if agents involved - let them know so they can notify the title and escrow firms and also to make sure the seller is Ok with the change 2) get process started with new lender ( if appraisal has been done already - new appraisal will be needed )
More info needed.. are you refinancing or buying.. if refinancing, then not a problem.. but if you are buying, then it's possible you might miss your close of escrow.. "less than 30 days from closing" is vague.. 1 day is less than 30, so is 29... with 29 days to close, you should be ok.. but with 1 day.. no way.. If you do decide to move your loan, understand that if you already had the appraisal completed, it's likely it might not transfer, and you would need to pay for another.. Start to finish.. most lenders can close inside of 21 days.. but every scenario is different.. My suggestion is to contact your lender and express your concerns.. have them put their responses in writing.. if your still not satisfied, then move the loan.. but be sure you communicate this with the sellers' if you are buying.. moving your loan to a different lender could be a breach of your sales contract. There is nothing preventing you from changing lenders. With that said, and understanding your concerns, does this really effect anything? Can you close in time starting somewhere else? Will it cost more if you leave, like having to pay for an appraisal all over again? I'm not a fan of rewarding bad players by closing with them, but take all of that into consideration before jumping ship. Good luck. For loans in MN, WI, and SD< visit me at iMortgageJoe.com.
