Sooner is definitely better than latter, but the owner is my brother he is willing to wait for several reason.The two most important being it is the home we was raised in and we would like to keep it in our family and also I am already paying all up keep, insurances, and taxes on property, as well as mortgage payments.. The Deed filed at the tax office is already in my wife's name and has been for the past 12-15 months. We was hoping at one point to be able to do a refinance with BOA but during the seasoning period on the Deed transfer BOA sold the loan to another company... Would you recommend working with a company to help rebuild or build up my credit? Thanks PS I also have a very qualified Co-Signer if that will make a difference?

Working on your credit will definitely facilitate not only the refi, but open the door to a number of other benefits as well. Better terms, rates, etc. And that doesn't even begin to include all of the other things it could potentially positively impact. A co-signer doesn't make up for a credit score that is too low. A credit repair company may be of limited help IF all the negative items are many years ago. I have a Blog on this site "First Steps" that lists some credit recommendations. Do you currently have any open, active, positive credit? For example, just paying down the balance on credit cards can improve your score significantly, especially if you get the balance below 30% of the limit on the card.

The real question has more to do with what needs to be done to make you eligible for the new loan. Before you start down the road with a credit repair company, the best thing to do is to meet with a Licensed, certified Mortgage Loan originator in your area to start the application process. A review of your credit report will help determine exactly what steps you need to take to get your credit (and score) where they need to be. Generally I would never use a credit restoration company. Many times they charge fees for things you can do for free. A good Loan originator will help you with this process. The National Association of Mortgage Professionals has many very qualified Loan Originators. You can find one that serves your area at www.NAMB.org. Use the Find a Mortgage Professional found on the right hand side of the front page. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario.
