There is grant money called Down Payment Plus. They will give you $6,000 for down payment that will be fully forgiven after 5 years. You would still need to qualify for the mortgage as well, but there are many low down payment loan options in which the $6,000 would easily cover. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. They should be on top of the most recent down payment assistance programs.. and once they see your complete loan profile, they will be better equipped to advise you as to which program would be best.. Understand that most DPA programs have income limitations and some are only for first time home buyers, which is why it's important you should contact a local lender who knows the program guidelines. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders..
