Refinancing after 5 years into a 30 year FRM

Right now I am 5 years into a 30 year FRM at 7.5%. I've never been late on payments, my house has been officially appraised at 375k, I've paid down to 315k. My credit is 785 and I have no other payments besides utilities, cell phone, and a car. What are some comparable rates I should expect to see, or what are some rates some lenders are offering? by doyle._658_530 from Miami, Florida. Nov 14th 2011 Reply

Rates vary amongst lenders and range from 3.875% to 4.25%. We also offer the 5/1 ARM at 3% and the 7/1 ARM at 3.375%. To keep your loan to value at 80% and avoid mortgage insurance, which is a monthy payment added to payment you could consider taking out a small equity line for the difference in what you owe. I will be glad to assist you. I do loans throughout the state of Florida and have 25 years experience. I personally handle my customers loans from application to closing and pride myself in professional and honest service. Please feel free to call me at 727-518-718. Respectfully, Linda Burek, Sunbelt Lending Services
