Mortgage programs for teachers in Nevada

Trying to find out if any mortgage or down payment assistance programs for educators in Nevada exist? I have been teaching at the high school level for 2 years, am paying off student loans from my masters degree (obtained last year) and do not have a lot to put down as a result. You can do FHA with 3.5% down and either get the down payment as a gift from family, or possibly local city grants to help you finance the down payment. See what grants your city may have for you.

Yes, a GIFT from a family member or friend is an option. Google and check to see if the city or county has a down payment assistance program (or Grant). Banks / Lender's don't provide the DPA - it would come from a program outside of banking.

FHA has the "Good Neighbor" program which allows you to purchase select homes at a drastic reduction.. the down side to this program is that these homes are usually in the worst of neighborhoods. I have had countless educators inquire about this program here in AZ, and once they see the home / neighborhood, not one of them has ever moved forward on this purchase.. Regular FHA financing requires 3.5% down, and conventional programs require 5% down.. If you have VA benefits available to you, you can purchase with zero down.. ..
