That option is pretty scarce, check out what Todd has to offer. Otherwise, it will have to be based on your tax return for at least the past 1 year and sometimes 2 years. Rental income isn't an issue, but how much you show after expenses (adding back depreciation) is. Good luck.
There are lenders out there that will look at your last 24 months bank statements, but understand the law now requires lenders to verify your ability to repay the loan. For this reason, all the conforming lenders(FHA, VA, USDA and conventional), you will need to provide tax returns, w2's and/or 1099's, and pay stubs.. but for portfolio or hard money lenders, they can interpret the law as they see fit, and some actually will accept bank statements, but understand that these lenders are taking an added risk by not being able to get insurance on your loan against default. You should expect the terms to be a bit ugly.. higher interest rates, higher fees and much larger down payment requirements.. Try searching Google for "hard money lender" in your zip code..
