Jumbo financing is not like conventional financing.. with conventional, there is a standardized set of conforming guidelines.. everyone offering conventional will have to meet the minimum standards plus any lender added guidelines to qualify.. but with jumbo, there is no standardized set of guidelines.. each lender offering jumbo can have their own rules.. but most will require you have no BK or short sale for 7 plus years.. that being said, for conventional financing, Orange county has a $625K maximum loan amount. But with a sale price of $900K at 70% LTV, your at $630K financed.. or just $5K over.. so I would contact a local mortgage broker and apply for a conventional "High Balance" loan of $625K.. no need for Jumbo, plus conventional rates are actually lower than Jumbo..
