I work in healthcare, and am looking for a loan, but I read somewhere that I may be limited to certain areas for the healthcare provider loan?

Although i'm not familiar with any type of grant programs being offered in NV, I will say that typically, where there is a grant or down payment assistance program, they will most definitely have restrictions.. some are restrictions based on income, while other restrictions might be focused on you purchasing a home in a certain part of town.. Typically, if you have your own funds for down payment, then you are not tied to having to work within those restrictions.. Example: FHA has the "Good Neighbor Next Door" program, where if you are a teacher, police officer, or first responder, then you can purchase specific HUD homes for 50% of the appraised value.. the problem is that these homes are in the absolute worst part of town.. been doing loan for many years, and I've had probably a hundred or so folks inquire about the program, yet not one of them ever purchased a home using the program.. But if you want to find out the details of any programs you might qualify for, you will need to contact a LOCAL mortgage broker and apply with them. They should be on top of the latest local DPA and grant programs.. Also, once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. There are some Down Payment Assistance programs that limit you to certain areas to qualify - for Example Nevada Rural Home At Last. There are several down payment assistance programs that do not restrict where you purchase at all. Best to meet with a lender so they can go over your options :).
