What do you mean by no credit? Do you have a credit score?
I'm assuming you mean "no credit check".. the answer is Yes.. Per FHA guidelines, a new credit report is not required when doing a FHA streamline.. and neither is proof of income.. the tricky part is finding a lender who does not have any additional guidelines above what FHA calls for.. Most lenders have these "Overlay's" which would require a credit report even though FHA says it's not necessary.. I have relationships with 21 different lenders, and only 2 will allow a FHA streamline without a credit report. The best advice I can give you is to contact a LOCAL mortgage broker and ask them if they have a lender who does not require a credit check to do a streamline.. if they have one, then apply with them. It's also possible that your credit score will be acceptable.. Recently, a lot of lenders have lower their minimum credit score requirements.. so some will do Streamlines with a score as low as 580... so if you do apply, then once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Yes you can as long as you current on your mortgage and have no more than 1x30 day late in the last 12 months. You will also benefit from the reduced annual mortgage insurance. Contact a local loan officer and see what your options are. Sean
