I have some late payments but would like to refinance.

Hi Jeffrey, the answer to this really depends on the nature and the timing of the late payments. If you were not more than 30 days late or if you haven't been late in the last year, there are many options potentially. There are other considerations, such as how these may have affected your credit score, etc. Your best bet is to talk to a lender that can analyze your specific situation and issues and advise you on your options. For credit score purposes, a late payment is not recorded as being late on the credit report unless it 's greater than 30 days late.. if you have had a late payment greater than 30 days, but less than 60, then guidelines dictate how many are acceptable.. for most, no more than one in the past 12 months.. if you have ever been more than 60 days late, then the rules start to drastically change.. so without knowing your exact scenario, it's hard to say for certain.. if you would like, I can look at your scenario more closely and get you an accurate answer within minutes.. You should be current at the time you apply and have no more than 1 30-day late in the last 12 months, and no more than 2 in the last 24 months.

Realistically, anything more than one 60-day late within the past 12 months, or two 30-day late payments is going to cause you trouble.
