I have owned property in the past but have been renting for the last 5 years. Would I qualify as a "first-time" homebuyer?

To "qualify" as a first time home buyer, it simply means you have not owned a property in the past three-years. For loans in WI, MN, and SD, visit me at www.WI-MortgageBroker.com

Gretchen, you will be considered a 1st time home buyer. If you would like more information on first time home buyer programs in your state and how they work feel free to contact me. There are programs that you might qualify for that will assist you with covering your down payment. Wisconsin (www.WHEDA.com) offers these programs currently in addition to many others. Check out the website, if you would like someone to walk you through it - feel free to contact me. Justin Murray / JMurray@WintrustMortgage.com / 312.256.4065

Yes.. for all conforming loan products, 3 years is the guideline.. however, there might be some grant programs that would disallow you since you have owned a property in the past.. If you have down payment saved, or have no need for grants, then this shouldn't be a problem. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J.
