Be Careful.. although VA allows for construction loans, There might only be 5 lenders in the whole country that allow for it, so I would be cautions of anyone saying the can do it.. This is assuming your talking about buying a lot and building a custom home.. This type of construction loan is virtually non existent. Keep in mind that VA does not lend money, they only insure loans against default.. the lenders.. or those with the $$$ will usually have their own set of rules above and beyond VA.. and it's these additional guidelines that prevent most lenders from offering construction loans.. If you think in terms of what happened in 2006.. Folks went to the banks and got approved for a construction loan, then 9 months later when the construction was complete, the property value plummeted and was no longer worth what you agreed to pay for the property initially.. this was a huge reason for many loan defaults on constriction loans, and for this reason, most lenders eliminated their programs.. with VA, since you don't need any money down, the lender takes an even greater risk.. Now, if your talking about purchasing a new home within a new home subdivision, where the builder builds the home on their own dime, then this type of financing is available, and is not really considered a construction loan.. with this type of purchase, you give the builder a deposit and when the home is complete, you apply for a VA loan. .. VA does NOT do construction loans per se... You would need a construction loan, then when the property is done, you can obtain your loan term VA loan. Some lenders will help you with both, some you will need to get the construction loan from one lender, and the final VA loan from another. Normally a construction loan for 100% of the house price with a VA loan for the permanent mortgage is tough to find but sounds like severl others on this site may have options for you.
