Your best source is the local mortgage broker... you should contact a LOCAL mortgage broker and apply with them. Not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. I am an Illinois Lender in Schaumburg. It is true that not all lenders are working well with HARP DU. Many have their "overlays" even though Fannie Mae allows for much flexibility on this type of refinance. As long as you meet normal qualifications for credit (not just score), income documentation and debts you shouldn't be having trouble. If there are issues with some of those requirements sometimes your current lender will be able to do things that another would/could not. Regardless of what others may say, usualy the pricing/costs are very similar from one lender to another. Many of the very large national lenders are still overwhelmed with refi applications and are terribly backlogged and their customer service has suffered. Some have pushed their rates up to slow down the applications. Always shop around a little but pick someone and work with them. Some of the internet based lenders do a terrible job (they often look to skim off the easiest loans and the person you deal with may not be very experienced). depending on who you get when you call. I do lend in Illinois if you need someone to look at options with you.
