How can I get approved for a home loan?

We are have been turned down before for an FHA loan, so I was wondering what kind of loan we could get. I have a 120,000 student private loan. I make about 50,000 a year. So my debt to income ratio is not good (I believe that is why I was turned down) But my credit score is great 726-750. We always pay all bills on time and even more than balance if we can. We barely have any credit card debt and just paid off a 6 year loan on a car. Only one car loan left right now and only owe 4000 on it. My husband (we are newly married and applied before only under my name) has terrible credit due to a business venture gone bad which is under litigation now. Once that clears his credit should go back up. We're talking a credit score in the 500's. But he doesn't have much debt at all and makes about $20,000 a year on unemployment. How on earth could we ever get a loan? We really are only looking to get maybe 40,000-50,000 home loan. Please any suggestion would be so appreciated. by WishinOnaHome from Scranton, Pennsylvania. Thanks for your replies. I really don't have a co-signer, do I have any other options left?

I would try to qualify you on your own, your husbands credit may be hurting and his income is not used on most programs. If you live in a community property state, his debts will count against your debt to income ratio. If not in a community property state, you would qualify based upon your debts and income. Good luck.
