Hello Please explan other fees for VA zero down mortgage

I know there are lender fees but dont know how much. Hoping they dont go over 4,000. Price range is 200-250k for singlel family homes. My credit is good 729, if that has an affect on Va loan fees by 247dillon784478 from Fairplay, Maryland. Aug 27th 2014 Reply

Every area in the country has varying costs associated with the purchasing/refinancing of a home. So there is no "Set Fee's"... VA does say that certain fees cannot be charged to the veteran, but that doesn't mean that those fees don't exist.. There are many ways to get closing costs paid for when purchasing a home.. the seller can contribute to your costs, you can pay them out of pocket, or you ask your lender for a "Credit" to help pay the costs.. but all of this should have been discussed with your lender/Realtor prior to submitting an offer to purchase a home.. if you have not put an offer in yet, and are just inquiring, then the best advise I can give you would be to contact a LOCAL mortgage broker and apply with them. They can put together loan scenarios based on your price range and let you know exactly what to expect.. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Like Williams said, every area in the county has various fees, however the seller and lender and give you a credit to take care of your fees. Since you are using a VA loan option to fund your home there will also be a VA funding fee unless you are exempted. I am license in MD, VA and DC. Adding to what others said, many veterans negotiate for the seller to pay most or all of the fees and expenses involved in the loan. You should be able to structure your purchase so that your out of pocket costs prior to closing are in the $1500-2000 range (max) including a home inspection. Working with an experienced Realtor and lender make the process very smooth.
