Getting a mortgage 14 months after bankruptcy discharged.

The waiting period for a BK is 2 years for FHA and 4 years for Conventional.. however if there was a home involved in your bk and the home went back to the bank, then you would need to wait 3 years from the date the property was transferred out of your name, not the discharge date, and not the date you handed the keys back to the lender.. The new lender will look at the trustee's deed and go 3 years from that date. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If it was Chapter 13 I can do it with 12 months of on time payments. Chapter 7 is 3 years I am available now at 443-624-9398

It was chapter 7. Current credit score is 685. So, I have to wait 3 years from date of discharge?

Yes unfortunately. Get 3 credit cards from www.credit.com use them and pay them off every month. At the end of 3 years your scores will be in the 700's and you will have no problem. Whatever you do, do not make any late payments on anything, the impact is x3 worse on your credit score than before. Hope this helps!

In a perfect world you would be allowed 2 years from discharge for FHA financing. You need to make sure that you keep all your accounts current after a BK because any lates after a BK are looked at very carefuly.
