FHA room rental

I bought a house FHA, understand I have to live in it the first year, will rent out the room to long term airb&b ( 30 days plus) furnish room. Was going to do short term but realize they require long term. Is it legal to do a 6 months lease to my LLC (taxe and liability purposes), and then my LLc will do the long term rental of the room. from the mortgage side, you need to live in it for 12 months, unless there is something that changed (job change) for example. Keep in mind, unless you are buying another owner occupied home within that 12 months, this is more of an honor code situation. If I read your question right, you want to live in it for 6 months, then "lease" it to your LLC, This is a tax question, not a mortgage question. But I can tell you there are many plots holes, depending if its a single member LLC, or Multi. This MAY make sense, if your LLC is bringing in lots of money, and you are just wanting a write off to bring down that taxable income. But then the income will come through on your Sche E, and granted you will have some more write offs ,like depreciation. Unless you are a high earner,, this is probably not worth it. TX/CA doesn't matter. We are approved in both.. mortgage side you are good. Just triple check on taxes. Liability is still there if the LLC is leasing it..
