Hi Gary, Rates are slowly increasing. Mortgage rates are effected by:credit scoresloan amountsproperty types type of loan and the loan to value. (amount put down) You and I could buy the exact same house but if we have different credit scores or one is putting down more money it will effect the cost of the interest rate. Where 4% could be free for you, it could cost me 1.00%. There are still VA loans for less then 4%. With VA loans, the rate is primarily based on your credit score.
