Can I refinance my mortgage with 625 credit?

I know that 625 credit score is not the greatest, I am stuck where I can't really make any moves to help repair it because my mortgage payment is too high and I need a little extra space for my monthly income. I know rates are down right now, I'd like to see if I can still refinance and take advantage of the savings by hansha_971_580 from Olympia, Washington. May 24th 2012 Reply

It depends on your loan product.. if you have FHA, VA, or USDA, then probably yes... if you have conventional, then you will need to improve your score.. But keep in mind the credit score is just one piece of the puzzle.. there are other factors necessary to determine your eligibility, such as type of income, job time, debt to income ratios, property valuation and type.. etc.. if you want to find out for sure, then you should contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com

Although there are more factors than just credit score and depending on what type of loan you have now, you may be able to refinance. With a quick phone call, we can discuss your options and no cost or obligation. Give me a call or shoot me an email - 866.890.3696 or chad@tmms.com.

Hansha, have you looked into Making Home Affordable Refinance at http://www.seattleharprefinance.com? There are NO FICO requirements for that program. As others have accurately stated you are not automatically disqualified due to the 625. We'd be happy to discuss if you'd like. 509-252-9151 or mmullin@theloanconsultant.com.

It depends on a lot of information that you didn't provide. Contact a local Mortgage Banker/Broker, rather than one of the big banks or big national mortgage factories. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, including those that will consider a 625 score. But more importantly, He/She is trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation. Don't forget to check out your selected Mortgage Originator at the National Mortgage Licensing System at www.NMLSConsumerAccess.org ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ www.LoansA2z.com 888-889-9950
