It depends on what your contract states. Read it carefully to see what your options are.

If your talking about your earnest money deposit submitted with an accepted offer, then the rules vary from one state to another.. Here in AZ, from the time you sign a contract, you have 10 days to do your inspections.. you can cancel the sale any time within that 10 days for no reason what so ever, but if you wait till the 11th day.. not only can you lose your EMD, but you can also be sued for non performance, but this is AZ.. the laws in your state might be different.. Ask your Realtor.. they should know and it's what they are getting paid to do.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
