Applying for a loan with the VA

Hi, everyone! My wife and I are looking for a VA lender that would allow us to occupy the home once we come back from an overseas assignment. We have found a lovely home and would like to make an offer but the majority of the lenders require that we must occupy within 60 days of closing. I am retiring from the Army in a year so we can only occupy by then. What are my options? by sblack218 from Big Lake, Minnesota. Mar 28th 2022 Reply

Here are the actual VA guidelines for this.e. OccupancyAfterRetirementIf the veteran states that he or she will retire within 12 months and wants aloan to purchase a home in the retirement location:o Verify the veteran's eligibility for retirement on the specified date.- Include a copy of the veteran's application for retirement submitted to hisor her employer.o Carefully consider the applicant's income after retirement.- If retirement income alone is insufficient, obtain firm commitments froman employer that meet the usual stability of income requirements.Note: Only retirement on a specific date within 12 months qualifies.Retirement "within the next few years" or "in the near future" is notsufficient. | John Burke | Senior Mortgage Banker | Lending in ALL 50 states |Stride Bank | jburke@stridebank.com | (877)228-9069 | NMLS# 787231 |

Hi Sblack John Burke beat me to it. I would only add that if you love the house and you do not meet these guidelines you could look at buying it as a rental, and then using your VA refinance and get your cash back after you move in. You can get a 100% cash out refi on VA.
