Hi Herman. The rate will depend a little on your credit scores, as well. But, you should be able to get a FRM for 30 yrs at around 3.75% and a 15 yr fixed at about 3.375%. Both of these are with NO POINTS. Feel free to contact me at the info on my profile. Hope this helps.

This is really the wrong medium to ask these specific questions. You should talk directly with a lender who can properly review your situation. There are at least 21 different criteria that go into making a rate quote. Loan type (FHA, conventional), size amount, loan-to-value, credit score, credit history, property type, closing costs, escrow, and more. Rates are very low right now, but do be accurate, you need to contact a local mortgage broker, not a bank, and apply with them... they can put everything in writing for you to look at and compare.. Don't be fooled by anyone touting specific rates... by law, lenders cannot quote a rate without disclosing an APR with it. WilliamAcres.com
