Hello! My partner and I have relocated from Chicago to Milwaukee and want to lay down our roots. J1 has a credit score of 626 with 3.5 years on the job and gross income of 33000. I j2 have a 645 credit score, but had to change jobs and work in a service industry with a gross income of 1300 a month. We want a simple 100k or less home. No way to know without actually going through the process of letting a qualified mortgage consultant look at your complete profile.. the limited info you provided is not enough for anyone here to say for sure.. for this reason, the best advice I can give you would be to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Hi Joshua,Not all lenders offer FHA loans with a 620 score but a number of them will. The minumum down payment for FHA loans was raised to 3.5% several years ago, but I doubt that will be a major hurdle for you. I don't lend in WI but I expect a few local lenders will be responding soon and some of them should be able to help you. On another note, I have a friend who may want to sell a duplex in West Allis. As others are saying, it depends on other details and the overall picture of debt vs. gross income for both of you (combined). Also, FHA mortgages normally require 3.5% as a downpayment. Pick an experienced and reputable lender and check into your options!

Your scores are on the low end of the acceptable range. Income should be OK as long as there isn't too much debt. But ultimately, the only way you will know is to complete a full application, and let an experienced Loan Officer review it. FHA is 3.5% down.
