3 addresses on our mortgage, now PMI insurers will not insure us

There are three people on our mortgage, we moved from FL to MA. Our application has various addresses. Now a week before closing we are being told that the PMI insurers will not insure us... what can we do by davepr_129_102 from Boston, Massachusetts. Jan 5th 2012 Reply

I would ask who the mi company is and call them directly. The lender's last step is to insure the loan and I am sure this is where the hold-up is.

Pmi would only be added if there is a value issue it seems like you're missing some information here can you either post or contact someone directly

Without more details it is difficult to know for certain why the PMI company is refusing to approve you. I would be happy to speak with you to see if I might be able to offer you some solutions that would keep your closing on target for next week. Are you purchasing? Are all 3 of you on title and on the loan? How long ago did you move from FL? Was it a job related move where you could provide a letter from company explaining your relocation to MA?Many more questions to determine what can be done. Had a second chance to read the question. There could be several reasons:-Low credit score-income or employment-debt ratioThe lender has their guidelines and PMI has their own too. While they might seem the same there typically are differences (with PMI being more conservative). You need to speak to your lender. Get the full story and ask if they work any other PMI companies that will accept what the current PMI is rejecting. You are a week away so hopefully you have an attorney who can help protect your escrow deposit.

With regards to having multiple people on the application, it could be a matter of a credit score falling below the PMI companies allowance or a debt to income ratio exceeding the PMI guidelines.I would contact your lender and ask for more specifics. Also as mentioned previously, you should contact your attorney if you have one and ask for an extension to protect your down payment. You maybe better off getting another lenders opinion and perhaps reconstruct your loan application. There is more than one PMI company available, find out which one said no to your loan.If you would like a second opinion without obligation contact me Barry@indmortgage.com or 617-965-1988 ext 245 it costs nothing to talk and get another opinion

I think your best bet is to contact the MI company directly. Without knowing the whole picture it's difficult for anyone here to say why... Also there are several portfolio lenders out there that will lend without PMI... you might want to ask your mortgage people that... WilliamAcres.com

Although you really didn't provide much in the way of specifics, I doubt the reason for you not qualifying for PMI is the fact that you have moved. I would ask your loan officer to give you the specific reasons the MI Company is saying NO. You can also ask your LO to apply with a different MI company. You also might consider an FHA loan (if the loan scenario is FHA eligible). If you would like to contact me directly with additional information, I can try to guide you. I don't lend in MA, so I won't be trying to talk you out of who you are working with, just help you get your loan to closing. ~ Bert Carpenter ~ The LoansA2z team of Nova Home Loans. www.LoansA2z.com ~ NMLS # 40586
