VA allows for 100% LTV, but you must be eligible for VA benefits.. USDA allows for 100% financing, but the home you select must be in the USDA defined area.. There are also local grants that might aid you in purchasing with little to no money down.. for help with any of these programs, contact a local mortgage broker and let them look at your complete loan scenario.. once they see the whole picture, it will be easy for them to guide to the right direction .. Options include USDA (property location must qualify and household income must be within their allowable limits, along with all other typical loan eligibility requirements. VA, but you and/or your spouse would need to be an Eligible Veteran. FHA insured loans offer 3.5% down payment as you may know, all of which could be gift funds.

Is awesome! And is available with a VA and USDA loan only. However you can get pretty dang close if you choose to use a State down payment assistance program based on FHA financing or the CHF Platinum 5% grant program.
