This is a catch 22.. FHA does allow for Mobile homes to be finance under HECM (reverse mortgage), provided the home is Real Property, or comes with a lot that you own.. However FHA does not lend money.. They only insure loans against losses as a result of a default.. The lenders, or those with the $$.. Can and often times have their own set of guidelines called overlays.. It's the lenders overlays that disallow for Mobile homes.. It's possible you might find a lender willing to do this for you, but I know of none right now.. ( I only lend in AZ, so it's possible other lenders in other states might).. If you find a lender willing to do your mobile home, keep in mind that FHA has some rules that must be complied with regarding your home.. it must be 1976 or newer and built to FHMC safety standards, it must be ground set, and have an architectural certification. (This is what makes it "Real Property" vs just a mobile in a park.. ) I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Right now mobile homes are not eligible to be financed by a reverse mortgage. However, a manufactured home, built after 1976 and permanently affixed to the foundation, and you own the lot, can be financed with a reverse mortgage.
