How can I pay off my mothers reverse mortgage of $400K on my home with an approximate appraised value of $420K?

Bill, you should be able to utilize conventional conforming financing up to 95% (potentially 97%) as well as 96.50% for FHA financing. I agree with the other's who have responded. First, will you be occupying the property as your primary residence? Do you happen to have VA benefits? If so, we can go up to 100% of the value. If you are not going to occupy the property, we can possibly use some of the equity from your primary residence and refinance this property as a 2nd home or investment property. As long as you personally qualify you can go as high as 97.75 on a rate and term refinance if you own the property. If you are looking to get cashout on a property to payoff another the max you can get is 85%

If you have no intentions of staying in the property, then you just sell it.. if that's not the case you intend on living there, then you can do a rate and term refinance so long as you are listed on the deed.. you will need to meet all eligibility requirements, but you're currently at about 95% loan to value, so not a problem with most loan products...
