It can be.. For a mobile home to be considered, it has to be 1978 or newer, double wide, and be architecturally attached with a certificate of affixture.. HECM's (reverse mortgage) are only for "Real Property".. Mobile homes that reside in a park where you don't own the land will not qualify since it's not considered real property.. Also, if you own the land but the trailer was not affixed according to HUD guidelines, then you wouldn't be allowed to do a HECM on it. I hope this helps.. Timothy, yes, a mobile home is acceptable collateral for an FHA reverse mortgage loan. Not all lenders allow it, but some do. There are some restrictions, such as age, how the home is affixed to the foundation, and if the home has ever been moved (other than from the dealer). I'm a reverse mortgage lender, in Texas.
