What is the VA Loan?

Why was the VA loan program created?  What is it for?  These questions are not difficult to answer.  The VA loan program is designed to help veterans purchase homes and build wealth long term.  These loans are provided through private lenders and guaranteed by the VA, which removes some of the lending risk.  In this lower risk situation, lenders can offer more advantageous loans to veterans.  Simple as that.

VA Loan Benefits in South Carolina

The following list identifies some of the most common and most unique benefits of the VA loan program.

  • There is no down payment requirement.  There are few loan types like this in existence.
  • Private mortgage insurance is not required.  This is unheard of in a zero down loan environment.
  • You can pay the loan off as fast as you want without any penalties.
  • You can select the loan type that best meets your needs.
  • Closing costs can be rolled into the loan.

VA Loan Requirements and Eligibility

If you’ve served in a branch of the US Armed Services for at least 90 consecutive days and haven’t been discharged dishonorably at any time during your military career, you meet the basic requirements for VA loan eligibility.  Obtain a certificate of eligibility (COE) from the VA office to prove your qualifications.

Note that in addition to eligibility requirements are those for qualification. You should have a credit score of at least 620. Contact a VA loan specialist to discuss your mortgage options further.

VA Refinance

The South Carolina VA Streamline refinance allows veterans to refinance their current mortgages into new mortgage with better rates and terms.  With a Streamline refinance, you’re able to save a lot of money on your mortgage payments due to your new low rate.  The "streamline" apsect of the refinance eliminates many of the costs and paperwork requirements typically tied to a refinance.

Borrowers also have the option of pursuing a VA Cash-Out refinance, freeing up to 100% of their current home equity as funds which can be used for tuition, health, home improvement, or other payments. If you do not have a VA loan currently, you may refinance into a VA mortgage using the Cash-Out program.

South Carolina VA Mortgage Rates

In any case, regardless of whether you’re purchasing a home or refinancing a mortgage, you’ll need to find the best mortgage rate available to you before you lock in your terms.  A higher mortgage rate will cost you more money over the course of your loan, while a lower mortgage rate will save you money.  Try to identify the lowest mortgage rates in your area before you sign on the dotted line.
