Will filing jointly on my taxes affect my mortgage?

I file with my wife but if possible I'd like to keep her off the mortgage, only because her credit is so damaged. I do not want this to seem dishonest since our taxes clearly state we're married

It will not affect you qualifying for a mortgage by not putting your wife on the title.

No, it will not affect your mortgage qualifications. Underwriters know how to segregate the income when joint filers are not joint on a mortgage.

You can leave your wife off of the the mortgage without a problem (as long as you are able to qualify based on your income and credit score alone). It does not matter that you are married or file your taxes together.

If you have a job that is reported on a W-2, and your income is sufficient, and you own no rental property, you should not even need to show a tax return. You will own the property as "a married man, as his sole and separate estate". You can add her on later, after the loan is complete.

If you can qualify on your own, its no problem to remove her from the application. There also may be programs available to help regardless of your wifes credit.
