I have a lender that will do the unlimited LTV loan and the transfer of your MI (assuming your loan has MI). They will also do investment properties (non-owner occupied). Call me at 801-652-7320.

Devin,We work with a few lenders who allow for expanded approvals, and are willing to work through the issues on a case by case basis. Harp 2 is a good program, and is expected to help a lot more homeowners refinance their home. I would be happy to talk to you more about your situation. If you would like, call me locally in St George at 986-2220, or email me at dave@redrockhomeloans.com. Thanks Devin!Dave

We work in UT. We have many different options. Unlimited LTV, transfer of Lender Paid MI, Fannie or Freddie. Rates today are 4.25% on a 30yr. fixed for this program. If your loan is over $200k we are waiving our underwriting fee. We have an internal title company to save you 200-300 dollars and make this a quick process. We can close your loan in 2 weeks or less. Let me know if we can help. 888-320-7888 - www.MortgageWholesale.net - Ken

You need to contact a LOCAL mortgage broker, not a bank, and certainly not one of those 50 states or internet lenders... Brokers have access to numerous lenders and can find the right one for your unique case... WilliamAcres.com

Devin, more information is needed to determine which lender would best meet your specific needs. There are several lenders who is doing the HARP program with unlimited LTV and investment properties. You are better off to talk with one of the Lender 411 professionals than a bank or the lender directly. I would be happy to help you. I am in Salt Lake City and I am competitive in both rates and fees. My number is 801.550.1222. Linda Miller

Some sources have already responded to you. First and foremost... DON'T use one of the big banks, DON'T use one of the big national Mortgage factories, and DON'T use the people you are currently making payments to. Instead, Contact a local Mortgage Banker /Broker. Whoever you choose, make sure you check them out at the National Mortgage Licensing System at www.NMLSConsumerAccess.org ~ Bert Carpenter, The LoansA2z team of NOVA Home Loans ~ NMLS 40586 ~ www.LoansA2z.com

Devin - I'm a mortgage broker in Salt Lake City and have several different banks to work through to help with your scenario. You'll find most of the more "flexible" banks are related to the loans currently held by Fannie Mae. I have a good lender who is best accessed through broker channels and has no "overlays." If it's in the program and we get an approval from Fannie Mae, your done. I'm happy to discuss your special circumstances with you if you want to contact me at brett@homeloansinutah.com; if a face-to-face meeting is needed, then I currently have some business to attend to in your area and can schedule some time to meet with you, also.
