self-employement issues

I am having trouble getting approved for a mortgage. FICO is 712. 20% down is verifiable. I filed as sole proprieter for 06, 07, 08. I am being told by lenders they can't use my income. I am a plumber.Any advice? by gotaleak from Somerset, Maryland. Oct 23rd 2009 Reply

Common problem, but there are ways to play around with your income to make it work. We can add back the depreciation and average it out over the past 2 years. Are they telling you why they can't use your income? Being self employed is not a problem today as long as income can be documented via 2 years of tax returns. Underwriters will look at gross reported income and subtract expenses to determine stable income. Have you tried submitting a loan request to this site where many mortgage banks will review the loan specifics and get back to you if they can do the loan. FHA may make sense in your situation but without further info I can't say for sure.
