If you are asking about refinancing and incorporating a loan you took out for "water proofing" the maximum loan is probably 85% of the current value of your home. If you are inquiring about financing to make additional improvements to the home there are both conventional and FHA options where the loan would be based on the value of the home after the improvements are completed, I can help with either of those options as well - just click my profile above for contact info.
If you have good credit scores, then Conventional's "HomeStyle" renovation loan would be best.. you can go as high as 95% of the improved value, and unlike FHA's 203(K), no consultant is necessary, and your not restricted to which improvements you wish to make.. the benefit is also, no upfront MI charge, and the monthly/annual MI is less than FHA..
