Zillo portfolio values properties I own at 1.2 million. How can I borrow against the portfolio?

There is a lot going on under the surface for this writer. I own 22 with 20 paid for and 2 have mortgages. I want to consolidate all outstanding debts into one loan. Does anyone have a suggestion that can work this out ? I need $480 K. by 3pcwrenns960 from , Florida. Aug 29th 2014 Reply

This is exactly the type of situation I specialize in, but is much too complex to say from the limited amount of information provided whether or not it'd be possible to lend on that. You MAY need a 'blanket loan' but the ability to acquire one of those may be inhibited by the seemingly low value/unit you have in your portfolio. 22 homes with a total value of 1.2M puts it just shy of $55k/unit, which is typically lower than a lender would want to lend on (although great for your buy, hold and rent strategy - so kudos to you). But then again, you may not; there may be other options available to you. Typically, I never personally recommend myself on a forum like this, but I'm not sure you can get the answers you need in many other places other than trying a local mortgage broker you're comfortable with, preferably with at least 5-10 years experience and access to private money.I wish you the best of luck - Have a great weekend!

You're looking at a blanket loan which is considered to be more along the lines of commercial. Look up a smaller local banks that may be able to do a small commercial loan for you.
