Is it normal for a loan officer to ask me for a cosigner because I'm single??

I am 33, employed for 8 years at my 77k/yr position, have negligible debt and am single. When applying for a loan I was asked if I'd be applying with my husband and when I said I'm single I was asked who would be my cosigner...my credit is ~720 and we were talking about FHA. Am I being asked for this just because I'm a single woman???

That is very odd. I would think that based on what you stated, you should easily be approved. If you would like to contact me, I can put you in touch with someone in my group that is licensed to do business in Delaware and will be a lot more professionalJoe CafieroGuaranteed Rate484 348-1781joe.cafiero@guaranteedrate.com

Hi Lana,Sounds like you should be fine by yourself and shouldn't need a co-signer. Sounds like you might be dealing with someone that is not very experienced. What is the actual sale price? I would be more than happy to take a look at your scenario at no-obligation. You can email me at cbowers@meridianmortgage.com or call me at 302-477-9114. I am one of only 2 Certified Mortgage Planning Specialists(CMPS) in the State of Delaware and I run a mortgage company with underwriting in-house. Let me know.

That is odd unless the dti is too high. FHA can approve housing ratios of 46.99 and housing + debt at 56.99.Id be happy to help.
