Reverse Mortgage question - After death

A friend of more than 62 years old co-own a 500.000 USD house and property in AK.He has to settle a divorce by buying out his wife 50% ownership of the house and property. We would like to help him to retain his dearest wish which is the possibility to live in his house and property by lending him 250.000 USD as a lump sum to pay his wife share. He will then be the only owner and obtain a deed on his name only.In return he will have the privillege to continue to live in his house and property until he passes out. In return of this lend, he wants to leave to property to me when he passes out.He proposed this option to me, it is an agreement that we both wants to agree formally on.My questions is what are the right of his heirs and how can we secure his agreement without going into disputes after he passes away?

Gary's comments below are very good. If there is no mortgage currently I don't see this being an issue. If you have additional questions feel free to ask me at (605) 941-7029 and I will answer them. Jake Droge-NMLS 403695

Dear Gary,My friend do not have a mortgage on this property. It is in the full ownership of himself and his wife to which he wants buyout her part.If I understand well your advise, the reserse-mortgage must be asorted by a will specifying that the house will be legated to me when he will passes away. Will this avoid all troubles with his heirs?

What you're proposing is certainly allowed, however, you should probably talk to an estate attorney rather than seeking advice on a internet blog post.. especially since your about to pay out $250K of your hard earned money.. you definitely want legal advice to be sure you're secure.. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com
