refinance

My question is; I have 5 properties with gmac. They won't refinance due to there rule of no refinance on 4 or more properties. We have explained hardship to them to no avail. We have had 1 short sell with them and are trying to get a little more wiggle room through refinance. All of these properties are at 7 to 8 apr. Also 1 is my primary. Hey Gary... their money, their rules, and because you have a short sale with them.. I'm sure they're not excited about you as a customer.. ..And I don't think hard money loans is your answer.. You certainly won't lower your interest rate.. Have you tried asking GMAC to modify your loan rather than refinance?? You might have better luck with that since you have already shown them you not afraid to sell them off if you can't get relief... The best advice I can give you is to contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Gary,GMAC is a portfolio lender - so they have restrictions and guidlines that are set in place. This is not for everyone though. Gary, how long ago was your short sale with gmac?? That is important.. You could refinance the properties as long as you qualify but the short sale could cause you problems if it was recent.

Did you ask yourself how GMAC is doing right now. I would go for the modify route rather then to refinance. Congrats on the 11 properties btw...

First, you have too many properties for most lenders to want to deal with you. Experience tells them that if you have one little bump, the whole house of cards could come tumbling down, and your short sale lends credibility to that belief. We have a broad array of investors to work with, but not one of them will consider a new conventional loan, HARP or otherwise, to a borrower with a short sale in the last 3 years.
