There are some potential issues here. Yes, your daughter could add you to the Title, but this will not add you to the loan. The lender will not talk to someone that is not on the loan if you have questions. There could also be trouble for your daughter. If you are sued and lose, the judgement holder could get the courts to force your daughter to sell the home to satisfy your obligation. Same with any of your creditors. There can also be some benefits. If your daughter's loan could be refinanced into a better loan (lower rate, payment etc.) and you provide value to the transaction that gets her a better deal on the loan, it would also put you on the loan. the only way to add someone "to the mortgage", is by doing a new mortgage. You can add someone to ownership of the property... Pretty easy. Just call any title company and tell them that is what you want to do.
