No.. VA will do 100% of the sale price and they will finance the VA funding fee assuming there is one.. but you cannot borrow more than what the home is worth. However, if you do buy, and some times goes by and you find that you have equity.. VA also allows for a 100% cash out refinance.. so if you buy a home for $250K and 1 year later its worth $280K.. you can do a cash out and use the funds as you wish.. I'm a preferred Lender with California and Arizona being my primary markets. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com NMLS# 226347 / LendUS, NMLS 1938/ AZMB0121893

The maximum cash-out on a VA home loan is 100% of the current appraised value. Use the money for whatever you desire, but you can't exceed 100%. For VA loans in MN, WI, SD, visit me at www.VAMortgageMN.com

Hi Jujubec,Kind of. Here's the way it would work. You would have to ask the seller to pay up to 4% in seller concessions. These concessions can be used to pay your debt off at closing per VA guidelines. You may have to increase your offer to the seller in order to get this done. For example: If the seller is asking $250,000 for the house & you need 4% ($10,000) you may have to increase your offer to $260,000. Does that make sense? Please feel free to contact me for more information or help. | John Burke | Senior Mortgage Banker | Great Plains Bank | http://www.valoansdoneright.com | (877)228-9069 | Lending in ALL 50 states
