Can i get a mortgage with a mid score at 595?

I need to move asap but anything to rent is way out of my budget so buying is my option. Where can i get approved for a loan with a high score of 650 and a mid score of 595? by toniaaidan272 from , California. Nov 13th 2017 Reply

The short answer is possibly.. FHA has a minimum of 500 credit score, but if your mid score is below 580, then you need 10% down.. otherwise it's 3.5% down.. But understand that it takes more than a credit score to obtain financing.. so without looking at your complete loan profile, it's impossible to say.. This being said, I suggest you contact a mortgage banker/broker and apply with them, but stay away from the big box banks.. their lending programs are too restrictive, and its unlikely you would qualify with 595 Mid score.. Once you do apply, and they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with a Banker/Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the banker/broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the big box banks. The real answer is maybe. Your 595 score is problematic for most loan products, but a maybe on some. Your score puts you at very high risk. Score alone does not make for a loan approval. So while some programs allow for a 595 score, generally speaking, if you have a 595 score, there are many other things going on that tend to get you denied. You may only get approved with a big down payment. I suggest contacting a local mortgage broker in your area, and let them look at your complete application. It never hurts.
