Scott, if you meet credit and income guidelines etc, you should not have a problem getting both loans refinanced into one mortgage. The rates are great so take advantage!! Look to do business with a local loan professional who has a reputation for great client service. All the best, Scott.

More info needed, but specifically, if you are looking to refinance both into an FHA or VA loan, then you shouldn't have a problem, assuming you meet all other eligibility requirements... however, if you need to go conventional, then you cannot combine the two loans into one loan with only 10% equity. If you took both loans out when you purchased the property, then it would be considered a "rate and term" refinance, but since you stated they were taken out separately, conventional guidelines consider it a "cash out" refinance, and under those terms, your limited to 75% loan to value.. But without knowing all the details, it's difficult to advise you.. how are your credit scores?, What's your loan amount? What about property valuation?, again, just too much info missing to advise you.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
